Real estate investing has become quite popular in recent years due to rising property values and low interest rates. Real estate investing provides time-tested opportunities to increase your wealth.

Returns on investment in real estate have exceeded stock market returns for the past three-, five- and ten-year periods.

As you’ll see, even an investment property that appreciates at 7% a year translates to a 70% cash on cash return through the use of positive leverage at 10% down. (more…)

Put The Sale Of Our Home On Hold

Filed under: Real Estate — Home Cleaning Work At Home Mom @ 12:23 pm

A few months ago, we decided to put our home on sale. We even contacted our real estate agent to give us tips on how to sell the house at higher price.

She later also put up advertisements for us…;d Fortunately, no buyers called up yet. If not, our real estate would be mad, thinking that we were playing a trick on her.

The reason that we want to put the sale on hold is that hubby is going to work in Ipoh again. So there is possibility that we may move back to Ipoh from Cameron Highlands.

Read Market Research Before Buying Your Home

Filed under: Real Estate — Home Cleaning Work At Home Mom @ 12:55 pm

According to market research, even in bouts of down cycles and recessions, rents have seldom fallen drastically. During such periods in fact, with less people buying properties and new supply cut-back, the rental market is usually quite well sustained.

When good times come round, rents are pushed up by rising employment, income levels, and heightened prosperity. Therefore, owning a piece of real estate – particularly one that is in a fast appreciating location, offers an investor the opportunity to increase his or her wealth by trading up to larger or more expensive properties. In the process, this enlarges his or her wealth and at a faster rate too.

Get Help From Professional Real Estate Realtors

While being disconnected from the Internet world, I took up the opportunity to read through real estate buying guides provided by my buddies. My buddies have been making a living just collecting lucrative rental income from their rental properties.

I have heeded their advice to buy a rental property in future once I save enough for the down payment. While saving for the considerable sum of down payment, my buddies send me some real estate and property buying guides occasionally so that I am well-informed of the latest real estate market.

I have also been advised to check out overseas real estate market as it is advisable not to put all investments in one basket.

Opting for holiday villas and condos is good choice as they are tourist attractions. With millions and millions of tourists flock to tourist attractions like Florida and Hawaii, it is worth giving their properties such as Orlando real estate for a try.

Delay Buying A New Home In Cameron Highlands

Filed under: Debt Management,Real Estate — Home Cleaning Work At Home Mom @ 12:27 pm

I think my hubby and I have to delay buying a new home in Cameron Highlands after reading some informative articles.

Firstly, we are still considered new to Cameron Highlands. It makes sense to rent for a number of months in Tanah Rate or Brinchang before deciding on exactly where we want to live.

Secondly, we find that giving tuition in Cameron Highlands is not as stable as we think. The locals here are notorious for trying new tuition centers at one go. I am worried that this may happen to me …one day….;D I really do not know when it will be my turn that they make a beeline to another new tuition center.

Thirdly, we need to really pay off at least 50% of our current credit card debts first. We are $55,846 in debts at the moment. To keep our dream of buying house alive, we hop over to some Wilmington NC real estate websites to have a peek of some single family homes and bungalows once in a while.

While paying off our credit card debts, we also spend our spare time reading and attending real estate courses and seminars so that the informative resources come in handy in future.

To Attract Potential House Buyers, Please Take Note Of Cleanliness

Our real estate agent called up the other day and suggested a few tips to attract house buyers for my hubby and me to consider before she puts up the signs and advertisements.

Firstly, I have to clean my front door as it is very dirty. If it is dirty or messy, buyers won’t go further. Well, if I were potential buyer, dirty or messy house will definitely give me a very bad impression.

Secondly, tidy all rooms and clear clutter. Gosh ! I haven’t lived there for more than 2 years ! Spiderwebs and dust are all over the place. It’s going to take me a few weeks to get rid of the dirt and dust.

And lastly, clean windows and mirrors. If there’s no view, consider fitting pretty muslin curtains.
